The Sullivan is a new affordable apartment community that aims to be indistinguishable from its market-rate competitors. The 180-unit complex developed by Schaumber Development and Douglas Development, is Greenville, South Carolina’s largest affordable development in 12 years.

Located in the Overbrook historic district on Lowndes Hill Road, the 88-unit development will provide affordable housing for renters earning less than 60% of the area’s median income. Nineteen units will be designated for households earning 30% or less of the area median income.

Before it was a senior community, it was a place of learning, at a time when African American students were educated in churches, not in “white” schools.
A product of segregated times, the six-room wood frame Myrtle Beach Colored School opened in 1932. The school became a source of pride for the African American population of its day. For decades, the school nurtured young Black students, stimulating minds and hearts to embrace the possibilities only education can provide.
In 1953, the old schoolhouse was replaced by Carver Training School, built a stone’s throw away. Carver became the community’s new center of education until full integration of schools arrived in 1978.
“That area was a tight knit community, lots of families and seniors living there,” said Annie B. Futrell, who taught at Carver School from 1959-1978 and whose husband James Futrell was the first Black City Council member of Myrtle Beach. “The school was a centerpiece of the neighborhood; people looked out for each other and knew their neighbors. It was the way it should be.”

The Sullivan, a new apartment complex in Berea, aims to address affordable housing needs in Greenville County. The apartments are reserved for households earning 60 percent of the area median income, about $51,000, or less.

Developers are preparing to open a 180-unit affordable apartment complex on a 40-acre Berea property northeast of the city of Greenville.

The Sullivan development off of Sulphur Springs Road will be attainable to people making 60 percent of the area median income, or a family of four that makes $51,000 a year. Developers Drew Schaumber and Holly Douglas said there will also be flexibility to average out the incomes across the development, so having some residents who exceed the 60 percent threshold will allow for tenants who earn less. The development will accept housing vouchers, making the apartments accessible to a wider population.

The Ellington senior living complex will consist of 50 units of affordable apartments with a choice of 1 or 2 bedrooms. Amenities include walk-in closets, laundry room, sun room, gym, and a community clubhouse.

The housing corporation, in partnership with Douglas Development and Schaumber Development, opened the 81-unit apartment building this week, offering below-market rent for seniors in a city with a severe lack of affordable housing.

Heritage at Sliding Rock is a newly constructed 60 unit development conveniently located in the Nicholtown Neighborhood close to the downtown business district. The 60 unit development consists of one 3 story building with 42 one-bedroom and 6 two-bedroom units and 12 two-bedroom cottages.

The $8 million development, located at 125 Ramsey Drive in Nicholtown, consists of a large, three-story building with 48 residential units and 12 two bedroom cottages.

The Manor at West Greenville is a newly constructed, 55-unit, $7.2 million dollar community that will provide spacious and modern apartments in a secure environment. The Manor is conveniently located close to downtown in the West Greenville Neighborhood and will assure long term affordability for low and moderate income seniors in our community.
